Positive affects of an attefall house
The Attefall reform was passed in 2014 and is named after the then Minister for Housing, Stefan Attefall. The idea was to create a simpler regulatory framework that made it easier to create new housing in a short time, to meet the challenges in growth areas. Before the Attefall reform, you could only build a detached house without a building permit. A garden shed could be a maximum of 15 square meters and you could not live permanently in a garden shed. Therefore, the attefallshuset was a welcome addition to the regulatory framework that has made a big difference for many private individuals throughout the country.
1. Temporary building permit
Normally, you do not need a building permit to build an attefall house. There may be exceptions, for example if you live in areas of particular interest to the military. For example, if you live near a firing range, training area or airport. You may also need a building permit if you live in a protected area or near public roads and railways.
2. New house turnkey project
When you order an attefallshus from Attefallshusia, you can order with the Attefallshus turnkey contract. This means that we at Attefallshusia take responsibility for the entire process. We build the attefallshus, both internally and externally. Attefallshusia also takes care of all the surrounding work. The work includes, among other things, pouring the concrete foundation on which the attefallshusia will stand and ensuring that there is running water and functioning sewers.
The alternative to a turnkey house is to order a turnkey house or a shell house. In the Attefallshus climate shell, the exterior work is completed but the interior work remains to be done. In the case of a turnkey house, the interior and exterior work is completed. Installation of water and the rest of the surrounding work is done by you.
3. Secondary house with attic
An attefallshus can be fully customized according to your wishes. At Attefallshusia, we have a number of models that you can start from. If they don't fit your dreams, you can always customize them. For example, you can choose to have one large room instead of two smaller rooms. Similarly, you can choose to add a loft or a terrace to your attefallshusia.

In addition, you do not pay property tax for the first 15 years on an attefall house.

Important things to consider when building an attefall house
When building an attefall house, there are some important rules to keep in mind to get it right from the start.
Building notification for an attefall house
Even if you don't need a building permit for an attefall house, you need to submit a building notification to the building authority in your municipality and obtain a starting notice before you start the building process. Otherwise, it may be considered illegal construction and you may be asked to demolish your house. The prices for a building notification and start notice vary between municipalities. Contact your municipality to get an exact price.
The condition of the neighbors
If you build your accessory building closer than 4.5 m from the property line, you need your neighbors' permission to build an accessory building. There is no limit on how close to your home you can build your accessory building. If you build your attefallshus as an extension to your existing home, other rules apply than if you build a stand-alone attefallshus. As a rule of thumb, fire safety requirements become more stringent the closer to the dwelling the access house is placed.
Furnish your garden shed as a permanent residence
If an attefall house is to be used as a permanent or holiday home, it means that it is a supplementary dwelling and therefore needs to be furnished as a permanent dwelling. This means that it needs to have working sewers, running water and meet all fire safety requirements. The requirements are lower if you build an attefallshus as a supplementary building, and thus does not function as a residence. For example, it could be a guest house or a sauna.
Design of accessory buildings
Attefallshuset is subject to certain requirements to be counted as attefallshus. The maximum size of an accessory building is 30 square meters. This includes the total building area, which means that the living space will be less than 30 square meters. If you want to build several attefallshus, the total area of the houses may be 30 square meters. Otherwise you need to apply for a building permit.
