How much does it cost to build an attefall house? There are many factors that influence the final price.

Number of square meters

The size of the attefallshaus is of course crucial for material consumption and thus also the price. The maximum size of an attefall house is 30 square meters. If you want to build several attefallshus on the same plot, the total area must be 30 square meters. At Attefallshusia, we adapt our models to your needs and you can choose the size of the attefallshus you want.

Model

Accessory houses come in several models and there can therefore be big differences in price. An architect-designed house naturally costs more than a standardized model. In addition, you can buy second homes that are built with greater consideration for the climate and designed with better materials that lead to lower electricity consumption. How much work you want to do yourself

For those who are good at practical work, you can save money by ordering an Attefallshus climate shell. Then the interior work remains and you have a building project for a few months ahead. For those who instead want a simpler solution, we recommend the Attefallshus turnkey contract. Then we take responsibility for the entire process. In addition to delivering an attefallshus that is finished both externally and internally, we also ensure that the attefallshus meets all the requirements for a permanent residence. This means that we do all the surrounding work, such as ensuring running water and functioning sewers. Our third option is a turnkey house. This option is between the building envelope and the turnkey contract. Here, the attefallshus is delivered ready, both externally and internally, but you ensure that the surrounding work is done yourself.

What the attefall house will be used for

The accessory building can be used both as a supplementary dwelling and as a supplementary building. The requirements differ depending on what the attefallshuset is to be used for. If the attefallshuset is to serve as a supplementary dwelling, it can be used both as a holiday home and as a permanent residence. This requires that the attefallshuset is furnished so that it meets all the requirements for a permanent residence. For example, it must have functioning sewers, running water and meet fire safety requirements. An attefall house that serves as a supplementary building can be used for, among other things, a sauna, picnic table, guest house or boat house. Here the requirements are lower. Secondary house turnkey

A turnkey attefall house is completely ready, both externally and internally, when it is delivered. As a customer, you have prepared the plot of land where the attefall house will stand. This means that you yourself are responsible for casting the concrete foundation where the attefall house will stand and ensuring that the attefall house has running water, functioning sewers and meets the requirements for fire safety. This option is suitable for those who want to do less of the work. At Attefallshusia, a turnkey attefallshus costs about SEK 600,000.

Temporary house turnkey

When you order a turnkey house, all preparatory work is included. The shelter is delivered completely finished, both internally and externally. We at Attefallshusia also prepare the ground, pour a concrete foundation for the attefallshus to stand on and install water and sewage. We at Attefallshusia take responsibility for ensuring that all requirements for a permanent residence are met. This option is suitable for those who want a simple installation of the attefallshusia and leave all responsibility to us at Attefallshusia. The price of an attefallshusia with turnkey construction is 792 500-862 500 SEK with us at Attefallshusia, depending on the model.

Build an attached house and rent it out?

If you are thinking of building an attefallshus for rental purposes, there are many favorable rules. For example, you do not pay any tax on the first SEK 40,000 in rental income. On the rental income you have after €40,000 is accumulated, you get a 20% deduction on the gross rent. In addition, you do not pay property tax for the first 15 years on your attefall house.

Since you already own the plot, the land where the attefallshus will be built, you can often finance the attefallshus with an extended mortgage on your current property. The cost of the ongoing maintenance and operation of the attefallshus can be financed with rental income. An average cost for an attefallshus in operation is about SEK 1500-2000 per month. The shortage of housing is increasingly evident in large cities and there are no signs that the need will decrease in the future. Building an attefallshus and renting it out can therefore be a safe investment for many years to come.

The amount of rent you can charge depends on the location and the city you live in. In general, you can charge higher rents in the big cities of Stockholm, Gothenburg and Malmö, compared to smaller towns. Similarly, prices increase in student cities like Uppsala and Lund, where there is a great need for smaller homes.
